The Hills at South Congress, which will eventually bring a reported 400 multi-family residences, 100,000 sq ft of office space, an 180-key hotel, and 40,000 sq ft of retail to the large tract across two phases of construction.
The Hill’s is a 15 acre mixed-use redevelopment project of the Hill’s Cafe and Classic Inn site along South Congress Avenue within the vibrant St. Elmo District of Austin, approximately five miles south of downtown.
The first phase of the Hills project will build out the west half of the property farthest from South Congress Avenue with the site’s major residential component (400 apartment units and retail), while the second phase brings the hotel, office and retail sections to market.
“The first phase of apartments will have two buildings, stepping in height from three to five stories and wrapping around a parking garage, on about eight acres. The development would have a second phase with 250 smaller “micro-unit” apartments; a building with 100,000 sq ft of office space; a hotel with about 180 guest rooms; retail space; and ideally, a reincarnated Hill’s Cafe and music venue.”
